10. Who is responsible for maintaining the property?Each tenant is responsible for keeping their individual room clean and tidy. Common areas, such as the kitchen and bathroom, should be kept clean by all tenants. Any damages caused by tenants will be their responsibility to repair.

11. Can we make changes to the property, such as painting or drilling holes in the wall?No, tenants are not allowed to make any changes to the property without the landlord's permission.

13. What is the process for renewing the lease?Tenants who wish to renew their lease can contact the landlord before the expiration of their current lease to discuss the renewal process.

14. Can we sublet the property to someone else?No, subletting is not allowed without the landlord's permission. Please refer to the lease agreement for more information.

15. Can I choose my roommates?In most cases you may have an option of selecting them, but we usually assign the rooms based on first come first serve basis.

17. What is the process for selecting a room?During your site visit depending on what is available you may let us know which room you would like and upon making a payment towards the booking we will confirm the same with you.

18. How long is the lease agreement for?Our rental agreements always begin on July 1st and conclude on June 30th of the following year. Regardless of the start date of your tenancy, your contract will always last for a period of 12 months. Even if you join us on September 30th or sign the contract on December 15th, it will still end on June 30th of the following year. For example, if you join us on September 30th and the monthly rent is Rs. 25,000, you will be charged for 9 months until the end of the rental agreement on June 30th of the following year, which would amount to Rs. 2,25,000. Similarly, if you start renting from us on April 1st or May 15th, your contract will still terminate on June 30th. For instance, if you start renting from us on April 1st and the monthly rent is Rs. 25,000, you will be charged for 3 months until the end of the rental agreement on June 30th of the same year, which would amount to Rs. 75,000. We will charge you rent from the date you join us until June 30th, based on the monthly rent of Rs. 25,000.

19. Can I renew my lease?Yes you may let us know 1 month in advance before your lease expires and we can initiate the renewal process as per the new rental rates if any.

20. Is there a penalty for breaking the lease agreement?Your balance rent until 30 June shall be forfeited.

What is the deposit amount and when is it due?Deposit amount is 1 month rent and we shall return the deposit to you once all your utility bills are clear and there is no damage to the property or any furniture provided. This usually is returned within 30 working days from the day you vacate the accommodation.

22. When is rent due and how can I pay?Rent is due on the 1st of every month and you need to initiate a bank transfer / google pay. Any delay in payment shall be liable to a penalty of INR 500/- per day which shall be adjusted from your deposit.

23. Are utilities included in the rent?NO utilities are included in the rent.

24. What is the policy on visitors and guests?Visitors and guests are allowed until 10:00 pm on the consent of your flat mates. No visitors or guests shall be allowed for overnight stay.

25. What is the policy on smoking and drug use?Smoking and drug use is prohibited.

26. What is the policy on pets?NO pets allowed.

27. What amenities are available on-site?Beds, cupboards, Washing Machine, Clothes Dryer, Instant hot water geyser, Smart TV, Wi-fi Router (Services to be subscribed for), large cupboards, full length mirrors, Study Tables (Portable as well as fixed).

28. What is the policy on maintenance and repairs?All maintenance and repairs shall be taken care by us but the amount for any damage shall be deducted from your deposit. For example if a LED wall light is spoilt you will need to inform us and we will get it replaced. However if it spoilt because of misuse or damage done by you the costs will have to be deducted from your deposit.

30. What is the policy on parking?We allow 2 wheeler parking only.

31. Can I make changes to the room or apartment, such as painting or hanging pictures?NO you cannot hang or make any changes to the apartment.

32. What happens if I lose my key or lock myself out?There will be a charge of INR 1,000/- to replace the keys.

33. What is the policy on subletting or Airbnb?Subletting is not allowed.

34. What happens if I need to leave temporarily, for example, during the holidays?The rent will still be charged. You can either leave your belongings behind in lock and key or else you may take it with you. We will not be responsible for loss of any belongings.

35. Is there 24-hour security on-site?Yes along with CCTV installed across the entire property.
